Allbre Holdings Ltd. approached Beairsto & Associates Engineering Ltd. (BASE) to provide the design for a 46-suite apartment building in the Mission Heights area in Grande Prairie. The Owner had a vision for an economical yet highly functional building to meet the demand for rental housing in the city. The property first needed to be subdivided, then re-zoned. Since the Owner has a long history of multi-family property management, he played a very active role in the design and construction process. The Contractor was also engaged early on to provide cost and construction input throughout the design process. The 4-storey wood frame building utilized off-site prefabricated wall framing construction. The project was completed in November 2015.
Some of the project highlights include:
- 41,840 ft2 of multi-family housing consisting of 46 spacious one- and two-bedroom suites
- 9′-0″ high ceilings on the fourth floor
- In-suite laundry and storage
- Boiler system and radiant ceiling panel heating
- Off-site prefabricated wood wall framing to reduce on-site labour
- Infill into an existing residential area required the need for development approvals and variances
- Integrated Project Delivery method utilized
- Budget pressure to keep the project as cost effective as possible
